Godrej Regent Park Bangalore
Kada Agrahara, Sarjapur Road, Bangalore
Seventeen lakh, or two hundred and seventy-two square feet.
WHY THE GAP IS THIS BIG
Discount off list price. A single buyer negotiates alone; twenty buyers negotiate as one order. The figures either side of this project are our own closed groups, not projections.
₹6,236 against a Whitefield median of ₹7,100
₹864 per square foot below the Whitefield median — about ₹15,38,000 on this flat. Rates are on super built-up area, so the comparison is like for like.
Every plan in this tower, both prices side by side.
The group rate is the same for every configuration — it is a discount on the rate per square foot, not on one flat.

Twenty homes
Assetz has set aside twenty homes in this tower for the group.
One home each
One member, one home. No agents and no resale bookings.
Leave before the vote
Walk away any time before the vote and nothing is owed.
If someone drops
The next person on the waitlist takes the slot at the same rate.
142 homes per acre.
Low for Whitefield, where the median is 210.
Seven hundred and forty homes on 5.2 acres. Fewer homes per acre means shorter lift queues, more open ground and a resale market with less of its own supply to compete against. We measure it on every project and we publish it whether it flatters the builder or not.
HOMES PER ACRE, WITHIN THREE KILOMETRES

The three things people ask at exactly this point.
Do I pay anything to join?
No. Joining is free and stays free while the group gathers and negotiates. A registration fee applies only after the group votes to accept an offer, and you will see the amount and the terms on this page before the vote opens. If you leave before the vote, nothing is owed.
What if the group never reaches twenty?
Then nothing happens, and nothing is owed. The gate is eight members — below eight we do not approach the builder at all. Between eight and twenty we negotiate, but no money moves and no one is committed. A group that never fills simply closes.
Can the group be outvoted into buying?
No. Every member has one vote and a vote binds only the members who accept. If the group accepts ₹1.11 Cr and you think it is too high, you decline and walk away. The group is a way to negotiate together, not an agreement to buy whatever the majority agrees to.
